Bring us your off-market seller. We add $2,500.
Covent buys houses for cash, as-is, in our 8 states. When your seller wants speed over the highest price, bring the house to us first, off the market: no staging, repairs or open houses, and no buyer financing to fall through. We pay your brokerage that flat amount, on top of their commission.

Houses we've closed
Working with Covent is simple
Email us your seller client's off-market house, or start an offer with its address.
Companies we work with
Which houses qualify
If top dollar matters most to your seller, list it on the MLS. For the rest, one flat incentive for each qualifying house we close on.
Your seller, before they list
A seller client you represent who hasn't listed the house yet, even one about to list.
Your own listing, before the MLS
Your seller picks the closing day.
Shopping the house to other buyers is fine: we make one written offer and don't join bidding wars. Send the address and Sam will tell you if it fits.
The fine print
Every condition, in plain words. The exact terms for each house are set in writing.
The payment
- Amount
- A flat $2,500 for each qualifying house we close on.
- Paid to
- Your brokerage, never you personally. We pay it the way your broker asks: their own referral form, a disbursement authorization to the title company, or an invoice and W-9.
- When
- At closing, through our closing office, once our purchase closes and funds. If we assign the contract, it's paid when that purchase closes and funds.
Your seller
- Your commission
- Separate. Your seller pays it under your own agreement, and our offer assumes they do. We never change that agreement.
- The price
- Separate from and unrelated to our price. It's never deducted from the price or your seller's proceeds.
- In writing
- A separate line in our offer letter and a clause in the contract. Your seller is told in writing, before signing, that we pay your brokerage.
Ground rules
- Off market
- The incentive is for a house that comes to Covent first and stays off the market while it is under contract with us, through closing and funding. If it goes on the MLS before closing, the incentive no longer applies.
- Representation
- You keep representing your seller. We never ask you to represent Covent as the buyer.
- State rules
- Your state's license, agency and disclosure rules still apply.
Nothing is binding until a written contract is signed. See our Terms and Privacy policy.
Questions from realtors
Your brokerage. We pay it through your brokerage once our purchase closes and funds, never upfront.
No. It's separate from and unrelated to our price, and it's never deducted from the price or your seller's proceeds.
Yes. You keep the commission your seller pays under your own agreement, and our offer assumes they pay it. Covent doesn't pay a percentage commission; the $2,500 is the one payment we add.
An off-market house whose seller you represent: a client who hasn't listed, or your own listing before it goes on the MLS. Send the address and Sam will tell you if it fits.
The incentive is for off-market houses, so a house that goes on the MLS before closing no longer qualifies. We can still consider buying it, just without the incentive.
Yes. Your seller is told in writing, before signing, that we pay your brokerage. It's also its own line in our offer letter.
No. You keep representing your seller, and we never ask you to represent us as the buyer.
We buy houses in Texas, Georgia, Tennessee, Florida, Indiana, Missouri, Kansas, and North Carolina.
