The Showcase section of a listing is where you build the visual package investors see on the public listing page. It supports four media types across four tabs.

Photos

The primary media type. Drag and drop image files or pick them through the file picker to upload.

Sections. Photos can be grouped into named sections (exterior, kitchen, primary bedroom, etc.) for easy navigation on the public page. Drag photos between sections, and drag sections themselves to reorder.
Cover photo. One photo per listing is designated as the cover. It's marked with a crown badge and defaults to the first photo uploaded. Change it anytime by marking a different photo as cover.
Labels and notes. Each photo supports an inline-editable label (e.g., "front elevation") and a longer note.
Delete and bulk delete. Delete individually or select multiple and delete in one go.
Drag to reorder. Within a section, drag to change order. The order on the public page mirrors your order here.

Videos

For property walkthroughs and drone footage. Uploads are routed here by MIME type, so any video file dropped into the upload zone lands on this tab automatically. Same organization tools as photos: reorder, delete, label.

Documents

For PDFs and other documents you want to attach - disclosure packets, inspection reports, survey, proof-of-funds templates for investors. Uploads are routed here by MIME type too (application/pdf and similar).

Links

External URLs. Useful for content that lives somewhere else:

Virtual tours (Matterport, CompanyCam)
Zillow / Redfin listings for comps
Google Drive or Dropbox folders of raw media
YouTube or Vimeo walkthroughs

Paste a URL into the link input. Covent detects the provider (Zillow, Redfin, Matterport, Google Drive, Dropbox, YouTube, etc.) and shows the provider icon. Suggested quick-add buttons let you attach Zillow or Redfin links with one click when the listing's address is known.

Adding media from Google Drive or Dropbox

The link input on every media tab understands Google Drive and Dropbox URLs. Paste a shareable link and Covent attaches it as a previewable link to your listing. For deeper integration - where Covent can fetch files directly from your cloud account - connect the app in Settings > Integrations > Apps (see the Connect Google Drive and Dropbox article).

Cover photo tips

The cover photo sets the first impression on the public page and the preview image used in SMS / email campaigns. For best conversion:

Use a bright, front-elevation shot with a straight horizon line.
Avoid photos with clutter, cars in the driveway, or obvious "bad angle" distortions.
If the property needs heavy rehab, the cover should be the best-looking exterior you have - not an interior that reveals the scope of work.

Ordering for the public page

Investors scroll through photos in the order you set. A strong order is usually: exterior (front), living areas, kitchen, bedrooms, bathrooms, other (garage, yard, basement), interior damage shots (if any) last.

44:T876,If your photos and documents already live in Google Drive or Dropbox, you don't need to re-download and re-upload them to Covent. You can link them directly. ### Two ways to link **1. Paste a share link on the listing.** On any media tab (Photos, Videos, Documents, Links) the link input accepts Google Drive and Dropbox URLs. Covent detects the provider from the URL, attaches the asset to the listing, and renders a preview where possible. **2. Connect the cloud app in Settings.** For deeper integration, connect your Google Drive or Dropbox account under **Settings > Integrations > Apps**. Once connected: - Covent can fetch file metadata and previews without you having to copy individual share links. - File pickers can browse your Drive or Dropbox folders directly. ### When to use each - **One-off link.** Good enough if you just need to paste a Drive folder of drone shots onto a single listing. - **Connect the app.** Worth doing if you store most listing media in the same cloud account because it saves repeated copy-pasting. ### Connecting Google Drive 1. Go to **Settings > Integrations > Apps**. 2. Find the **Google Drive** tile and click **Connect**. 3. OAuth into your Google account. 4. Grant read access when prompted. Covent only needs read access to pull files - it doesn't modify your Drive. ### Connecting Dropbox 1. Go to **Settings > Integrations > Apps**. 2. Find the **Dropbox** tile and click **Connect**. 3. OAuth into your Dropbox account. 4. Grant read access when prompted. ### Disconnecting Either integration can be disconnected from the same Apps tab. Disconnecting immediately revokes Covent's access. Previously linked files remain attached to listings as external links, but they'll stop showing previews if the underlying cloud share is also revoked. ### Sharing permissions matter When you link a file from Drive or Dropbox, the investors who see the public listing page can only actually view the file if you've set the file's sharing to "anyone with the link can view" (or equivalent). If the file is private, investors will hit a permissions wall. Check sharing on the cloud file, not on the Covent listing.45:Ta72,

When to use each

One-off link. Good enough if you just need to paste a Drive folder of drone shots onto a single listing.
Connect the app. Worth doing if you store most listing media in the same cloud account because it saves repeated copy-pasting.

Connecting Google Drive

Go to Settings > Integrations > Apps.

Connecting Dropbox

Go to Settings > Integrations > Apps.
Find the Dropbox tile and click Connect.
OAuth into your Dropbox account.

Disconnecting

Either integration can be disconnected from the same Apps tab. Disconnecting immediately revokes Covent's access. Previously linked files remain attached to listings as external links, but they'll stop showing previews if the underlying cloud share is also revoked.

46:Ta4f,On any listing, the **Listing** tab has a sidebar of sections. Each one focuses on a different part of the deal, and the main content panel changes as you click between them. ### Pricing Asking price, price history, suggested ranges based on comps, and any price-drop scheduling. Changes here flow to the public listing page and into campaign content. ### Showcase the property Photos, videos, documents, and links for the public page. See **Photos, videos, documents, and links on a listing** for the full media workflow. ### Property details The address, property specs (beds, baths, sqft, lot size, year built, property type), and structured fields about the property. This drives the property detail line items on the public page and the match scoring with investor buy boxes. ### Listing copy Marketing copy and messaging for the listing: the description investors see, the pitch lines used in campaigns, and any unique selling angles you want to emphasize. Spend real time here — a great photo with a lazy description still underperforms. ### Walkthroughs Schedule walkthroughs and reminders for the listing. Tied to the Calendar tab, but managed from the listing sidebar so you can stage walkthroughs while you're setting the rest of the deal up. ### Listing settings Public link, social proof, and visitor actions on the public listing page: - **Public link.** Who can see the listing — anyone with the URL, only your team, or hidden from search engines. - **Social proof.** Whether viewer counts, recent activity, and other social-proof elements appear on the public page. - **Visitor actions.** Which CTAs investors see (request info, schedule walkthrough, submit offer). ### JV collaboration Invite a partner brokerage or co-wholesaler onto the deal. The listing stays private to your team until you explicitly open it up here. ### How to work the sections in order When you create a new listing, moving through the sections in this order produces a complete, high-converting deal page: 1. **Property details** — get the address, beds/baths, and specs right. 2. **Pricing** — set asking and confirm ARV. 3. **Showcase the property** — upload photos, set cover, organize sections. 4. **Listing copy** — write the description and pitch lines. 5. **Walkthroughs** — add any video tours and schedule live walkthroughs. 6. **Listing settings** — set the public link, social proof, and visitor actions. 7. **JV collaboration** — only if you're partnering on the deal. To run comps and defend ARV, open the **Comparables** view (full-page) from the listing — see **Managing comparables and ARV**.47:Tc6a,

On any listing, the Listing tab has a sidebar of sections. Each one focuses on a different part of the deal, and the main content panel changes as you click between them.

Pricing

Asking price, price history, suggested ranges based on comps, and any price-drop scheduling. Changes here flow to the public listing page and into campaign content.

Showcase the property

Photos, videos, documents, and links for the public page. See Photos, videos, documents, and links on a listing for the full media workflow.

Property details

The address, property specs (beds, baths, sqft, lot size, year built, property type), and structured fields about the property. This drives the property detail line items on the public page and the match scoring with investor buy boxes.

Listing copy

Marketing copy and messaging for the listing: the description investors see, the pitch lines used in campaigns, and any unique selling angles you want to emphasize. Spend real time here — a great photo with a lazy description still underperforms.

Walkthroughs

Schedule walkthroughs and reminders for the listing. Tied to the Calendar tab, but managed from the listing sidebar so you can stage walkthroughs while you're setting the rest of the deal up.

Listing settings

Public link, social proof, and visitor actions on the public listing page:

Public link. Who can see the listing — anyone with the URL, only your team, or hidden from search engines.
Social proof. Whether viewer counts, recent activity, and other social-proof elements appear on the public page.
Visitor actions. Which CTAs investors see (request info, schedule walkthrough, submit offer).

JV collaboration

Invite a partner brokerage or co-wholesaler onto the deal. The listing stays private to your team until you explicitly open it up here.

How to work the sections in order

When you create a new listing, moving through the sections in this order produces a complete, high-converting deal page:

Property details — get the address, beds/baths, and specs right.
Pricing — set asking and confirm ARV.
Showcase the property — upload photos, set cover, organize sections.
Listing copy — write the description and pitch lines.
Walkthroughs — add any video tours and schedule live walkthroughs.
Listing settings — set the public link, social proof, and visitor actions.
JV collaboration — only if you're partnering on the deal.

To run comps and defend ARV, open the Comparables view (full-page) from the listing — see Managing comparables and ARV.

48:T65f,Before you can send SMS in Covent, your business must complete **A2P 10DLC** registration. Carriers require this to verify who is sending messages and to reduce spam. Start from **Settings > Communications > Business SMS Registration**. You will need your **IRS EIN letter** — the document that confirms your Employer Identification Number, such as a **CP575 notice** or **147C letter**. Upload as PDF, PNG, or JPG (up to 10MB). Covent reads the document automatically. If any field cannot be extracted, you will be asked to confirm your legal business name, EIN, address, and IRS notice date before submitting. Businesses created less than **30 days ago** may be blocked by carriers until they are old enough to qualify. There are two fees, passed through from carriers with no Covent markup: - **$30 one-time** at submission — covers brand registration, campaign vetting, and carrier onboarding. Non-refundable once registration begins. - **$15 per month** once approved — covers ongoing campaign and number fees while SMS stays active. Per-message usage (SMS, calls, email) is billed separately at pay-as-you-go rates. Carrier review takes **10-15 business days** for legal-entity submissions. Sole-proprietor submissions have one extra step: you should receive a carrier verification text within **24 hours**. Reply within 24 hours of receiving it so review can continue. Covent shows the status in the app and emails you if more information is required. The Inbox is where every inbound reply lives - texts, emails, and missed/completed calls. Instead of bouncing between five tools, you work every conversation from one screen.

The three-panel layout

Left. Conversation list, grouped by investor and sorted by most recent activity.
Center. The message thread for the selected conversation.
Right. The investor's profile - useful to confirm you're talking to the right buyer and see their buy box.

All three panels are resizable; drag the dividers to match your workflow.

Filtering the conversation list

Use the tabs above the list to switch between All and Unread conversations.

The filter button lets you narrow further by Assigned to (which teammate owns the conversation) and Listings (only conversations tied to specific listings). The search bar finds matching messages in any conversation.

Replying

The message input at the bottom of a thread supports SMS, email, and making a return call - whichever channel matches the conversation. For SMS and email:

Use Templates to insert a saved message
Use the smart-tag picker to auto-fill name, property, company, etc.
Attach files (email only)
Pick which outbound phone number or email alias to use (if you have more than one)

Scheduling a reply

Don't want to text at midnight? Click the dropdown next to Send and choose Schedule. The message will queue and send at the chosen time. Scheduled messages are editable until they go out.

Connection status

If the live push connection drops, the Inbox surfaces a brief toast. New messages still arrive on the next reload — the toast just lets you know whether real-time updates are flowing.

4c:T637,Typing the same investor outreach message by hand every day is slow and prone to drift. Templates let you save your best copy once and reuse it - with per-investor details filled in automatically. ### Where templates live Create and manage templates in **Settings > Templates**. Asking {{listing.price}}, ARV {{listing.arv}}. Quick call today? ``` When sent to three investors, each gets their name, the same property details, and a clean call-to-action. ### Tips - Keep SMS templates short. Investors reply to clear, specific, low-pressure messages. - Use a template library - one for deal drops, one for follow-ups, one for cold intros - instead of one generic template for everything. - Test your smart-field coverage. If `{{company}}` is blank on half your list, your messages will look broken.4d:T7dc,

4e:T683,Sending all your outreach at once is a great way to get blocked, ignored, or reported. Covent gives you per-workspace controls over when automated outreach runs and how fast it pushes through a queue. ### Where to configure Go to **Settings > Outreach**. ### The knobs that matter - **Day-of-week.** Pick which days campaigns are allowed to send. Most operators skip Sundays and holidays. - **Time window.** Set a daily start and end time, typically something like 8am–8pm local. Anything outside the window is queued for the next allowed slot. - **Delay between channels.** When a campaign sends across multiple channels, this is the gap between the first message and the follow-up on the next channel. Stops investors from getting a text and an email back-to-back. - **Send first via.** Pick whether new campaigns lead with SMS or email. Both channels still send — this just sets which one goes out first. - **VIP head-start window.** How many hours Vetted / tier-1 investors see a new deal before the rest of the list. Default is usually a few hours, enough for your best buyers to respond before mass notification. ### Scheduling individual messages Any single SMS or email in the Inbox can also be scheduled on the fly. Click the dropdown next to **Send** and pick **Schedule**. The message queues and respects the same time-window rules as bulk campaigns. ### Why this matters Two things destroy outreach performance: texting people at 2am (unsubscribes, spam reports) and blasting your entire list at once (no differentiation between hot buyers and everyone else). The scheduling settings let you fix both without having to time campaigns manually.4f:T7ad,

Sending all your outreach at once is a great way to get blocked, ignored, or reported. Covent gives you per-workspace controls over when automated outreach runs and how fast it pushes through a queue.

Where to configure

Go to Settings > Outreach.

The knobs that matter

Day-of-week. Pick which days campaigns are allowed to send. Most operators skip Sundays and holidays.
Time window. Set a daily start and end time, typically something like 8am–8pm local. Anything outside the window is queued for the next allowed slot.
Delay between channels. When a campaign sends across multiple channels, this is the gap between the first message and the follow-up on the next channel. Stops investors from getting a text and an email back-to-back.
Send first via. Pick whether new campaigns lead with SMS or email. Both channels still send — this just sets which one goes out first.
VIP head-start window. How many hours Vetted / tier-1 investors see a new deal before the rest of the list. Default is usually a few hours, enough for your best buyers to respond before mass notification.

Scheduling individual messages

Any single SMS or email in the Inbox can also be scheduled on the fly. Click the dropdown next to Send and pick Schedule. The message queues and respects the same time-window rules as bulk campaigns.

Why this matters

Two things destroy outreach performance: texting people at 2am (unsubscribes, spam reports) and blasting your entire list at once (no differentiation between hot buyers and everyone else). The scheduling settings let you fix both without having to time campaigns manually.

50:Td47,The Insights tab is for understanding markets before you invest time in them. It combines a nationwide investor-activity map, geographic drilldown, and scored signals that tell you whether a strategy will actually work in a given area. Open it from **Home > Insights**. ### The drilldown path 1. **State level.** Zoom out to see relative activity across the US. 2. **County level.** Click a state to switch the map to counties. Property counts and transaction volume are surfaced per county. 3. **Neighborhood block groups.** Click a county to load block-group data (tighter than ZIP codes, based on the census FIPS geoid). Each block group has its own median home value, median income, owner-occupancy %, vacancy %, employment rate, and median age. The search bar at the top jumps the map to a state, county, or ZIP code directly so you can skip manual zooming. ### Summary stats panel On the left, a stats panel shows the current view's: - Total value - For sale / Under contract / Sold counts - Growth percentages vs. the prior period These change with every filter or geographic selection, so they always reflect what you're looking at. ### Market Fit Score The headline signal. For each investment strategy - **Fix and flip**, **Wholesale**, **Buy and hold**, **Wholetail** - Covent computes a Market Fit Score on a 0 to 100 scale with an A through F letter grade. Scores are built from several underlying categories: sample data adequacy, buy-to-sell spread, days on market, profit margins, and (for buy and hold) rent observations. Each category is weighted, and the overall score rolls those up. Confidence labels sit alongside every score: - **Strong** - **Medium** - **Limited** - **Unavailable** A score can be "unavailable" for specific reasons - not enough properties in the market, too few transactions in the strategy, too few rents for buy-and-hold - and the UI tells you which one. That's more useful than a fake score. ### Neighborhood Desirability Score A 0 to 100 score per block group that reflects local livability signals (income, vacancy, owner occupancy, employment, median age). Use it to compare neighborhoods inside a single county. ### Bubble Risk Score Also 0 to 100. A higher score means the neighborhood is showing pricing patterns typical of an overheated market. Use it as a counter-check against chasing rising comps. ### Filters Every view can be filtered by: - **Time range.** Last month, 3 months, 6 months, or 12 months. - **Investment type.** Fix and flip, new construction, land development, wholetail, wholesale, buy and hold. - **Status.** For sale, under contract, sold. - **Property type.** Single family, 2 to 4 unit multifamily, condo, townhouse, land, manufactured, mobile, commercial. Filters apply everywhere: the map, the summary stats, the scores. ### How to actually use it - **Picking a new market.** Score a handful of counties on Market Fit for your strategy. Take the top two or three. Then drill into block groups and filter by Desirability and Bubble Risk before running real investor searches. - **Validating an inbound deal.** Drop the property's ZIP into Insights and check whether the block group's Desirability and the county's Market Fit for your exit strategy both support the deal. - **Explaining a no to a seller.** The scores are a clean way to show why a market doesn't support a wholesale exit right now.51:T101d,

The Insights tab is for understanding markets before you invest time in them. It combines a nationwide investor-activity map, geographic drilldown, and scored signals that tell you whether a strategy will actually work in a given area.

Open it from Home > Insights.

The drilldown path

State level. Zoom out to see relative activity across the US.
County level. Click a state to switch the map to counties. Property counts and transaction volume are surfaced per county.
Neighborhood block groups. Click a county to load block-group data (tighter than ZIP codes, based on the census FIPS geoid). Each block group has its own median home value, median income, owner-occupancy %, vacancy %, employment rate, and median age.

The search bar at the top jumps the map to a state, county, or ZIP code directly so you can skip manual zooming.

Summary stats panel

On the left, a stats panel shows the current view's:

Total value
For sale / Under contract / Sold counts
Growth percentages vs. the prior period

These change with every filter or geographic selection, so they always reflect what you're looking at.

Market Fit Score

The headline signal. For each investment strategy - Fix and flip, Wholesale, Buy and hold, Wholetail - Covent computes a Market Fit Score on a 0 to 100 scale with an A through F letter grade.

Scores are built from several underlying categories: sample data adequacy, buy-to-sell spread, days on market, profit margins, and (for buy and hold) rent observations. Each category is weighted, and the overall score rolls those up.

Confidence labels sit alongside every score:

Strong
Medium
Limited
Unavailable

A score can be "unavailable" for specific reasons - not enough properties in the market, too few transactions in the strategy, too few rents for buy-and-hold - and the UI tells you which one. That's more useful than a fake score.

Neighborhood Desirability Score

A 0 to 100 score per block group that reflects local livability signals (income, vacancy, owner occupancy, employment, median age). Use it to compare neighborhoods inside a single county.

Bubble Risk Score

Also 0 to 100. A higher score means the neighborhood is showing pricing patterns typical of an overheated market. Use it as a counter-check against chasing rising comps.

Filters

Every view can be filtered by:

Time range. Last month, 3 months, 6 months, or 12 months.
Investment type. Fix and flip, new construction, land development, wholetail, wholesale, buy and hold.
Status. For sale, under contract, sold.
Property type. Single family, 2 to 4 unit multifamily, condo, townhouse, land, manufactured, mobile, commercial.

Filters apply everywhere: the map, the summary stats, the scores.

How to actually use it

Picking a new market. Score a handful of counties on Market Fit for your strategy. Take the top two or three. Then drill into block groups and filter by Desirability and Bubble Risk before running real investor searches.
Validating an inbound deal. Drop the property's ZIP into Insights and check whether the block group's Desirability and the county's Market Fit for your exit strategy both support the deal.
Explaining a no to a seller. The scores are a clean way to show why a market doesn't support a wholesale exit right now.

52:T872,Most wholesale operators misdiagnose their bottleneck. They think they need more leads, more staff, or better systems, when the real issue is often a weaker pillar elsewhere in the business. This framework evaluates six pillars: lead generation, acquisitions, dispositions, financial structure, systems and operations, and compliance. Each one can be scored from chaotic to scalable, and your weakest pillar usually sets the ceiling for the whole business. Lead generation is about predictable flow, not random activity. The progression moves from inconsistent posting or one-off cold calling toward diversified channels, tracked ROI, and reliable month-over-month lead volume. Acquisitions measures how well you convert leads into signed contracts. Strong operators know their offer volume, follow-up cadence, speed-to-lead performance, and conversion ratios. Weak operators usually have activity without a system. Dispositions is where many wholesalers stall. A deep investor list, clear segmentation, and repeatable selling tactics matter just as much as getting contracts signed. If listings keep falling through, the problem is often dispo weakness, not acquisitions weakness. Financial structure covers entity setup, earnest money strategy, lender relationships, and when to use assignments versus double closes. Good operators reduce downside risk and build optionality before they scale volume. Systems and operations determine whether the business is owner-dependent or actually scalable. The right first hires are usually administrative or transaction-focused, not top-of-funnel sales roles. Without documented SOPs, hiring usually creates chaos instead of leverage. Compliance and risk become more important as deal count rises. Contracts, disclosures, title relationships, earnest money structure, and market-specific legal rules all need to be handled consistently. The real value of the framework is focus. Instead of spreading energy across everything, score each pillar honestly, identify the single limiting factor, and go deep on that. Growth usually comes from removing the current bottleneck, not adding more activity everywhere else.53:T8a9,

The 8 KPIs

Each card shows the current value plus a trend arrow vs. the prior period:

Manual outreach. Total touches sent by humans (not automations).
Vetted investors. Count of investors moved into Vetted during the window.
Avg call duration. Rough proxy for conversation quality - under a minute usually means you're hitting voicemail or bad numbers.
Opt-outs. Investors who replied STOP to SMS or unsubscribed from email. High number = list hygiene or copy problem.
Calls made. Total outbound calls attempted.
Call pickups. Connected calls. Dividing pickups by calls made gives your connect rate.
SMS sent. Total outbound SMS.
SMS replies. Replies received. Dividing replies by sent gives your reply rate.

56:Tbee,Covent surfaces three scored signals on the Insights tab. They are different lenses on the same geography, and they're designed to be used together, not in isolation. ### Market Fit Score (0 to 100, letter grade A to F) A per-strategy score that answers: "Is this strategy workable here, right now?" Computed separately for each strategy: - **Fix and flip.** Based on buy-to-sell spread, profit margin %, days on market, and sample adequacy. - **Wholesale.** Based on assignment-style profit patterns and time-to-assignment. - **Buy and hold.** Based on rent-to-price, cap rate signals, and rent sample adequacy. - **Wholetail.** A blended lane between flips and wholesale. A score is only computed when underlying data is adequate: - At least 100 properties in the broader market - At least 15 strategy-specific transactions - For buy and hold, at least 15 rent observations Below those thresholds you'll see one of: **Unavailable: market sample low**, **Unavailable: strategy sample low**, **Unavailable: rent sample low**, or **Partial**. Confidence - strong, medium, limited, unavailable - tells you how much weight to give the number. A "medium" B is not the same as a "strong" B. ### Neighborhood Desirability Score (0 to 100) A block-group level score that rolls up local livability signals: median household income, vacancy rate, owner-occupancy rate, employment rate, median age. High Desirability means the neighborhood is competitive and stable. Low Desirability means it trades on price alone. Use Desirability to **compare block groups inside a single county**. Across counties the score is still directional but less meaningful. ### Bubble Risk Score (0 to 100) Also block-group level. Measures how much current pricing diverges from longer-run patterns. A high Bubble Risk score means appreciation is running hot, inventory is short, or sales are clearing at unusual spreads. Use Bubble Risk as a counterweight to momentum-driven decisions. A high Market Fit score with a high Bubble Risk score means "good strategy fit now, but watch for correction". A high Market Fit with a low Bubble Risk is the cleaner opportunity. ### How to use the three together The three scores are best read as a stack: 1. **Market Fit** answers: should I run this strategy here at all? 2. **Desirability** answers: inside this area, which specific neighborhoods are strongest? 3. **Bubble Risk** answers: am I entering at a reasonable price, or chasing a top? A common pattern for wholesalers: filter counties where fix-and-flip Market Fit is B+ or higher with Strong confidence, then inside those counties pick block groups with Desirability above the county average, then avoid block groups with top-quartile Bubble Risk. Run your investor searches inside that shortlist. ### When a score is "unavailable" Unavailable isn't failure: it's a signal. Most often it means the market doesn't have enough data yet to support a meaningful score. For thin markets, lean on manual comp analysis and your own network rather than a synthetic number.57:Te54,

Covent surfaces three scored signals on the Insights tab. They are different lenses on the same geography, and they're designed to be used together, not in isolation.

Market Fit Score (0 to 100, letter grade A to F)

A per-strategy score that answers: "Is this strategy workable here, right now?"

Computed separately for each strategy:

Fix and flip. Based on buy-to-sell spread, profit margin %, days on market, and sample adequacy.
Wholesale. Based on assignment-style profit patterns and time-to-assignment.
Buy and hold. Based on rent-to-price, cap rate signals, and rent sample adequacy.
Wholetail. A blended lane between flips and wholesale.

A score is only computed when underlying data is adequate:

At least 100 properties in the broader market
At least 15 strategy-specific transactions
For buy and hold, at least 15 rent observations

Below those thresholds you'll see one of: Unavailable: market sample low, Unavailable: strategy sample low, Unavailable: rent sample low, or Partial.

Confidence - strong, medium, limited, unavailable - tells you how much weight to give the number. A "medium" B is not the same as a "strong" B.

Neighborhood Desirability Score (0 to 100)

A block-group level score that rolls up local livability signals: median household income, vacancy rate, owner-occupancy rate, employment rate, median age. High Desirability means the neighborhood is competitive and stable. Low Desirability means it trades on price alone.

Use Desirability to compare block groups inside a single county. Across counties the score is still directional but less meaningful.

Bubble Risk Score (0 to 100)

Also block-group level.

How to use the three together

The three scores are best read as a stack:

Market Fit answers: should I run this strategy here at all?
Desirability answers: inside this area, which specific neighborhoods are strongest?
Bubble Risk answers: am I entering at a reasonable price, or chasing a top?

A common pattern for wholesalers: filter counties where fix-and-flip Market Fit is B+ or higher with Strong confidence, then inside those counties pick block groups with Desirability above the county average, then avoid block groups with top-quartile Bubble Risk. Run your investor searches inside that shortlist.

When a score is "unavailable"

Unavailable isn't failure: it's a signal. Most often it means the market doesn't have enough data yet to support a meaningful score. For thin markets, lean on manual comp analysis and your own network rather than a synthetic number.

58:T767,You can cancel your subscription at any time from **Settings > Billing > Cancel subscription**. Your access continues until the end of the current billing period, and your plan features stay active until then. ### Pause instead of cancel If you just need a temporary break, use the **Pause account** option instead. Pausing freezes future subscription billing while keeping all your data - investors, listings, history - intact, and you can resume anytime to restore full access. It's ideal for seasonal wholesalers. ### Inactive-account cancellation To avoid billing you for service you aren't using, we may cancel your **subscription** if there's no login or product activity during your first 30 days after signup, or no product usage for three consecutive months. We'll usually notify you first so you can keep your plan active. This cancels the subscription, not your account - your data is preserved. ### Refunds Subscription fees are generally non-refundable once a billing period starts; cancelling stops the next renewal rather than refunding the current period. Prepaid **wallet credits** are non-refundable but never expire while your account is active. A2P 10DLC registration and campaign fees are non-refundable because they're passed through to carrier registration. If your account closes - voluntarily or involuntarily - you can request a refund of your remaining **user-purchased** credit balance within 30 days, with a $5 minimum refundable amount. Promotional or bonus credits have no cash value. ### Billing errors If you believe a charge is incorrect, contact **help@getcovent.com** within 60 days of the charge date with the transaction date, amount, and why you think it's wrong. We'll investigate and respond within five business days, and issue a credit or refund if we find an error. For full details, see our Billing Policy linked at the bottom of this page.59:T897,

5c:Tb69,The **wallet** is your prepaid balance for communication usage - SMS, calls, and email. Your subscription covers the platform; wallet credits cover what you _send_. This article explains how to monitor, top up, and avoid surprises. ### Where to check your balance Two places: - **Settings > Usage** - detailed view with SMS, call, and email balances, recent activity, and spend projection. - **Top-bar wallet indicator** - a quick-glance balance, usually visible near the profile menu. ### Recharging Click **Add credits** from either location. Choose a top-up amount (or enter a custom amount), confirm your payment method, and the funds land in your wallet immediately after the charge clears. ### Auto-reload If your workspace supports auto-reload, you can set a threshold: when the wallet balance dips below that threshold, Covent automatically charges your card and tops up by a preset amount. Useful for anyone running daily campaigns - it prevents mid-campaign stoppages. ### What counts against the wallet - **Outbound SMS** - charged per segment (~160 chars per segment) - **Outbound calls** - charged per minute, billed in one-minute increments (see rates) - **Outbound email** - charged per send - **Carrier and registration fees** - when applicable (e.g., the one-time A2P 10DLC fee) - **Skip trace** - if applicable to your plan, per-lookup charges Inbound activity (replies, inbound calls) is free and doesn't touch the wallet. ### What happens when the wallet hits zero - Active campaigns **pause** automatically. They resume when the wallet is refunded. - One-off messages from the Inbox **fail** with an error; retry after recharge. - The platform remains fully functional - only outbound sending is blocked. ### Credits never expire Unused wallet credits don't expire as long as your account is active. That said, credits are **non-refundable** - see the cancellation/refunds article for details. ### Reading the activity log The activity log in **Settings > Usage** shows every wallet debit with timestamp, type (SMS/call/email/fee), amount, and the campaign or message it's tied to. If a number looks off, this is where you reconcile. ### Top-up amounts and minimums The **minimum wallet top-up is $10**. You can pick a preset amount or enter a custom amount above the minimum, and credits land in your wallet immediately once the payment clears. ### Auto-reload details You control both the trigger threshold (e.g. "when the balance is below $10") and the reload target (e.g. "reload to $50") in **Settings > Billing**. If an auto-reload charge fails, we retry once after 24 hours; if that also fails, auto-reload is paused and we email you. You can change or turn off auto-reload at any time. ### Receipts for wallet charges Every top-up - manual or auto-reload - generates a downloadable invoice in **Settings > Billing** and an emailed receipt.
