Offer tracking and the Transaction tab
The Transaction tab is where a listing transitions from "marketed" to "under contract" to "closed". It tracks every offer, counter-offer, and contract milestone in one timeline.
When to start using it
As soon as you have a real offer worth tracking. You can log offers manually or have them added automatically from responses in the Inbox.
Logging an offer
Click Add offer and capture:
- Investor (auto-filled if the offer came in via Inbox)
- Offer price
- Terms (earnest money, closing date, inspection period, financing type)
- Contingencies
- Any notes on the offer (seller response needed, verbal only, etc.)
The offer stack
All offers on a listing show in a stacked list, newest first. Each one has a status:
- Received
- Countered
- Rejected
- Accepted
- Executed (contract signed)
Counter-offers
On any offer, click Counter to log your response. The counter is attached as a child of the original offer so you can see the full back-and-forth.
Contract status
Once an offer is accepted and executed, the listing stage should move to Under contract. Track key dates here:
- Effective date
- Inspection deadline
- Financing deadline
- Closing date
Closing
When the deal closes, mark the contract Closed. The listing stage automatically moves to Closed too, and the deal counts toward your pipeline analytics.
